Malta Development Association has expressed its concerns about commercial development in outside development zones (ODZ).
In a statement on Saturday, the Association said that “regardless of the height and volume of such projects, the MDA firmly believes that commercial buildings should only be permitted in areas designated for them under the relevant local plans.”
The MDA also insisted that “any development ODZ should only be carried out in committed areas.”
The Association stated that it is “deeply concerned about the potential precedents that these developments set for future projects in similar areas. The recent recommendation for approval by a case officer has raised questions about whether this decision aligns with established planning guidelines and policies.”
The MDA said that “community facilities which encompass educational institutions, clinics, hospitals, and other developments that are essential for the well-being of the local community, both public and private should primarily be located within scheme and only after such site selection has failed that the search for committed area outside the development zone should be considered.”
The MDA reiterated that it “remains steadfast in its commitment to promoting sustainable and responsible development while tirelessly advocating for the interests of its members within the real estate and construction sectors.”
The Association strongly emphasised the importance of “adhering to development plans and contexts, including existing commitments on the site and those outlined in the relevant Local Plans and Design guidance.”
It concluded by saying that “this rigorous adherence is crucial for preserving the unique character and integrity of Malta’s landscape.”
