The Qala Local Council has announced another win for the locality as another application to sanction ODZ development was turned down by the Planning Commission on Tuesday.
The Local Council had objected to an application from Karkanja Development Ltd, in San Giuseppe, Trejqa ta’ Hatar, Qala, to sanction existing excavation; to demolish existing garages and the construction of a warehouses.
On the planning application, the developer also requested the excavation of a yard and the construction of 29 underground garages for trucks and plant. As well as to reinstate agricultural use at ground floor level/roof level of basement garages; 5 street level garages; 6 apartments and 3 penthouses
The Qala Local Council was represented by mayor Paul Buttigieg who emphasised that “such an intensification of use would also harm the residential area close by.”
The Commission refused the application 3-0, saying that the additional reason for the refusal was that “the proposed industrial development is considered to have a detrimental impact on the nearby residential area in terms of additional traffic generation, noise, fumes, and unusual operating times hours.”
It added that, “thus, it is considered to constitute a bad neighbour development and not in in conformity with thematic objective 6.1 and 3.5 of the SPED.”
“This is another win for Qala” said the mayor, adding “we do not intend to give up in our quest to see that the character of this village is protected.”

Mr Mayor please come to our village we need someone like you.
Well done, Paul.
If the planning authority receive an application from a developer which is based on odz land just bin immediately don’t go through it and make a decision.
Developers will soon understand its not worth submitting if its going to end up in the bin,
